Insurance Claims Assistance: GPM will help you file any claims you may have in relation to our rental insurance.
② HVAC Filters: We will conveniently mail air filters of the correct size for you to install throughout your rental home. Let us know if you have a medical need for special allergen filters. We deliver filters every 60 day to your doorstep. ($100 value)
③ Grow Your Credit: Your on-time payments will help build your credit. We report all rental payment history to major credit bureaus allowing you the opportunity to establish positive rental history and improve your credit score. Billed $5 per adult on the lease.
④ Tenant Portal: You will have free access to our Tenant Portal for online payments, maintenance requests and electronic statements.
⑤Maintenance Hotline with Live Phone Support: When you rent at any of our properties, you get a 24/7 personal concierge to schedule any of your in-home repair needs.
$50 Cash Reimbursements on Damages. You may request a $50 cash reimbursement for common damages that you are responsible for. If your property manager bills you for damages, you may request a cash reimbursement for lockouts, toilet clogs, drain clogs, and garbage disposal damages.
⑥ Utilities Concierge Setup: Citizens Home Solutions will help you set up your utilities for FREE prior to your moving into your new home.
⑦ Bounced Check Forgiveness: One-Time NSF fee ($35 value) and Bank Fee Waiver ($19 Value).

Notice: Resident Benefits Package is required with all lease agreements with Greenville Property Management. The RBP is a monthly charge. You should consult an insurance professional to evaluate and determine personal insurance needs.
The Resident Benefit Package is included with ALL lease agreements. If you have your own renter’s insurance, the cost is $35 and add GPM on the policy.
Explanation of Benefits:
① Renters Insurance:
This Addendum is attached to and becomes a part of the Residential Lease Agreement between Landlord and Resident (or “You”). Both parties are bound by the terms of this addendum. You are required to maintain and provide the following minimum required insurance coverage for the benefit of Landlord:
$100,000 Limit for Resident’s legal liability for damage to Landlord’s real improved and personal property, including any fixtures, for no less than the following causes of loss: fire, smoke, explosion, backup or overflow of sewer, drain or sump, water damage (“Required Insurance”).
You are required to furnish Landlord with evidence of Required Insurance acceptable to Landlord (i) prior to occupancy of leased premises, (ii) at the time of each lease renewal period, and (iii) as may be requested by Landlord during the Lease Agreement. To satisfy the insurance requirement. You may either (1) Do Nothing and be automatically enrolled in AssetProtect; or (2) Opt Out of AssetProtect and purchase substitute renters insurance that list Greenville Property Management as an ‘Additional Interested Party’.
The contents coverage offered under this policy provides protection for your personal belongings extending to specified named perils (including Burglary) subject to the terms of the policy. Coverage may be narrower than a traditional renter’s insurance policy. You are not the Named Insured but a Loss Payee under this Coverage Part to the extent of your ownership interest in property insured hereunder. This is a contingent contents coverage subject to the aggregate limit of the Contingent Personal Property Endorsement which may limit the availability of such coverage or reduce the stated contingent contents limit.
Coverage under this section extends to resident’s personal belongings while located on the insured premises.
This contingent content coverage extends Named Perils (Fire, Lightning, Windstorm/Hail, Explosion, Riot or Civil Commotion, Aircraft, Vehicles, Smoke, Falling Objects, Weight of Ice, Snow or Sleet, Accidental Discharge or Overflow of Water or Steam, Sudden and Accidental Damage from Artificially Generated Electrical Current, and Volcanic Eruption, and Ensuing Mold, Fungus or Wet Rot) coverage subject to the terms of the policy. Coverage does not include: earthquake, flood, or theft. Losses will be settled on the lesser of: repair or replacement cost without deduction for depreciation or The Personal Property Limit of Liability for loss to covered property or the limit of liability that applies to the item.
Deductible: $500 per Loss per eligible unit except $1,000 Burglary.
② HVAC Filters:
We have partnered with Second Nature to provide our tenants with exact size and timely delivery of Air Filters for the HVAC system in their home. Second Nature will send out filters every 60 days shipped directly to your door. All you will need to do is open the box and exchange the old filter for the new filter. With regular filter changes you could see a decrease in your energy bill by 15%. This is something that you are required to do already within your lease we have just made this as simple as possible to provide you with clean air inside your home.
③ Get Credit for your most substantial payment, your RENT
RentCred, powered by CredHub allows resident to get credit for their on-time rental payments, and receive ID Theft Protection.
GPM utilizes CredHub, a Data Analytics and Credit Bureau Reporting Company. CredHub provides property rent roll analytics information to GPM in addition to providing payment data to TransUnion and Equifax on a monthly basis. RentCred reports your rental payments to TransUnion and Equifax, and provides Identity Theft Protection from InfoArmor by Allstate. “Getting credit where credit is due”. Getting credit for your most substantial payment can increase your credit score 20 – 70 points saving you $1000’s of dollars down the road. This service is available to all GPM residents.
We do the work and you reap the benefits: GPM will report your rental payment history on a monthly basis during the term of your lease. CredHub will in turn transmit this history to two of the major credit bureaus: TransUnion, Equifax (the “Credit Bureaus”).

While using RentCred when you meet your lease payment obligations, your information will be reported to the Credit Bureaus and will help you in building a positive credit history. If you do not meet your rental payment obligations, as per your lease contract agreement, the late or unfavorable fact will be reported to CredHub and thereafter to the Credit Bureaus. This will also impact your credit and can affect your credit score.
Positively impact your future! It’s important to make sure that you are meeting your lease payment obligations on a monthly basis and throughout the term of your lease agreement. Reporting on-time rental payments can positively impact your credit score by up to 70 points. Some results may be reflected in 7-10 days. Building a good credit history is important should you apply for credit in the future, such as to purchase a home or car. RentCred is the key to opening up that future.

- 24/7 Home Services Scheduling. You may call or text your concierge services, 24/7/365 for assistance coordinating home services like cleaning, furniture assembly, and a variety of other services that you as the Resident are responsible for. You may also contact your concierge service for issues like lockouts or Resident caused damages that you want to fix.
- 24/7 Repairs Contact. You may call or text your concierge, 24/7/365, at 252-351-2021 (“Home Assistant Number”). You are expected to contact the GPM Home Assistant for all your maintenance requests and emergency repairs.
- Online Portal. You may use the unique link you receive from your concierge welcome message to request cleanings, furniture assembly, TV mounting, painting, carpet cleanings, and many other home concierge services. You may also use the unique link to submit repair and maintenance requests.
- Free Troubleshooting Assistance. GPM will connect you with an expert troubleshooter via phone call or video chat if you need general help around the home or if you are experiencing an emergency. We can often help solve issues right away so that you do not have to wait for a maintenance technician.
- Simple Scheduling. You provide your availability for all concierge services and a provider will be scheduled according to your preferred schedule. You may cancel or reschedule at any time up to 24 hours before your scheduled appointments.
- Expedited Maintenance Scheduling. Routine repair appointments are scheduled on an expedited timeline based on the availability you provide. You may also provide permission to enter the home if you will not be available.
